A Radium roofing company for condos, cabins and mountain homes

Radium sits where the Columbia Valley meets the entrance to Kootenay National Park, and its roofs take more wind than most of the valley. Gusts funnel along the Rocky Mountain Trench and over the benches above the village, and the most common call we get from Radium is shingles lifted or blown off a ridge or a south-facing slope. Add dry summer sun, wildfire season and a winter of snow and freeze-thaw, and an older roof can go from fine to leaking after one storm.

A lot of Radium is townhome complexes, resort condos and second homes owned by people who live in Calgary or Edmonton. That is the work we do most here: strata re-roofs building by building, insurance repairs after wind damage, and inspections with photo reports for owners who are not in town. Our crew is based in Invermere, a short drive south, so inspections, repairs and one-year check-ups are easy to book.

Radium roofing and exteriors

Most of our Radium work is strata and condo re-roofs, wind-damage repairs and replacements, shingle-to-metal upgrades on cabins, plus siding, soffit, fascia and eavestroughs.

Strata and condo roofing in Radium Hot Springs

Radium has more townhome and condo complexes than almost anywhere in the valley, and strata roofing is a big part of what we do here. We have re-roofed Sable Ridge Resort, a 128-unit condominium complex on Columbia Avenue, Copper Horn Village on Prospector Avenue after wind damage, managed through an insurance claim, and townhome buildings on Ridge Road, including Radium Ridge. Strata projects run with one point of contact for the property manager or strata council, a written scope and price for each building, notices for residents and a tidy site around parked cars and walkways. More about our strata roofing.

Strata & condo re-roofs

Multi-building

Complexes re-roofed building by building, with notices for residents, a written scope the council can approve and photos of every stage.

Wind and insurance claims

Photos and a written report of wind damage for the strata, the property manager and the adjuster, then the repair or replacement once the claim is approved.

Resorts & rentals

Shingle, metal and low-slope roofs, fascia, venting and eavestroughs on resort and rental buildings, scheduled around guests and the busy summer season.

Shingle roofing that holds in Radium wind

Wind is the biggest test for a shingle roof in Radium. Shingles that are under-nailed, or have lost their seal after years of sun, lift at the edges and ridges first and then let water in. With snow, freeze-thaw and strong summer sun on top of that, asphalt shingles in the upper Columbia Valley usually need replacing at around 15 years. When we replace a roof, we strip to the deck and install a complete system: ice and water protection at the eaves and valleys, high-wind nailing, sealed starter strips at every edge, balanced ventilation, new flashings and Class A fire-rated shingles. How our roof replacements work.

Emerald Pro is Malarkey’s highest contractor certification. Our installers follow the manufacturer’s full system, which is what makes enhanced wind and warranty coverage possible on eligible Radium roofs.

Architectural shingles

Most popular

A heavier, dimensional shingle with a stronger wind rating than the older three-tab roofs still common on Radium townhomes.

Impact-rated shingles

A tougher shingle that resists cracking and scuffing from hail and wind-blown debris.

Designer shingles

Shake- and slate-look profiles for mountain homes, without the upkeep of real cedar.

Our 10-Year Labour Warranty comes with every Radium roof, and select shingle lines carry manufacturer warranties of up to 50 years.

Fire-resistant

Metal roofing in Radium Hot Springs

Metal is a natural fit for Radium. A steel roof is fire-resistant, with a Class A fire rating, so embers drifting in from a wildfire in the valley or the park have nothing to catch on. Concealed-fastener standing seam and properly fastened steel panels hold up to wind far better than old shingles, and metal sheds snow, will not rot and suits cabins and log homes. Because snow slides off metal, we plan snow guards over entrances, decks and parking. We also repair older metal roofs: loose screws, worn washers, lifted panels and flashing. More about metal roofing.

  • Standing-seam and steel-panel roofs

  • Strong in high wind

Fire-resistant siding in Radium Hot Springs

Plenty of Radium cabins and older homes still have wood or log-style siding that has dried out, split or started letting in water and pests, and owners want something that stands up better in wildfire season. James Hardie fibre cement is non-combustible, so embers will not set it alight, and it holds its colour in the strong valley sun. We often do siding, soffit and fascia together with the roof so the whole exterior is sealed at once. Every siding job goes over fresh house wrap, with windows, doors and corners flashed first. Compare our siding options.

James Hardie fibre cement

Fire-resistant

Non-combustible and dimensionally stable, so it stands up to wind, embers and sun, and holds its factory colour for years. Comes in lap, board-and-batten and shingle looks.

Metal siding

Durable, non-combustible steel panels for garages, accent walls and modern mountain exteriors, and an easy match for a metal roof.

Vinyl

Lower cost and low maintenance, and a quick way to refresh a rental or cabin in a new colour.

Seamless

Eavestroughs, soffit and fascia in Radium

We are a full exterior company, not only a roofer. We install seamless eavestroughs and downspouts, replace soffit and fascia, and repair troughs that sag, leak or pull away. On Radium condo and townhome complexes, eavestroughs that overflow onto walkways and parking turn into ice in winter, so we size and pitch them for mountain run-off and route downspouts away from where people walk.

  • Seamless eavestroughs and downspouts
  • Soffit and fascia replacement, including rotted wood
  • Repairs, re-sloping and leak fixes
  • Done with your roof or on their own

What goes into a Radium roof replacement

A Radium roof has to hold in strong wind, carry snow, shed meltwater and stand up to sun and wildfire season. These are the four places we spend extra time on every roof here.

Old roof stripped during a roof replacement, drone view

01

A solid deck under everything

After tear-off we check every sheet of decking and replace anything soft or delaminated. On condo buildings we photograph the deck on each building so the strata has a record of what was found.

Ice and water membrane going down during a Radium Hot Springs re-roof

02

Ice and water protection

Membrane along the eaves, in every valley and around chimneys and skylights keeps meltwater from backing up under the roof when ice builds at the edge.

03

Flashing around chimneys & vents

Flashing and vent boots are where most leaks start. On a roof replacement we replace pipe boots and vents and re-flash chimneys, skylights and walls instead of reusing old parts.

04

Ridge, edges and nailing for high wind

Wind damage starts at the ridge, the rakes and the eaves. We use high-wind nailing, sealed starter strips on every edge and properly fastened ridge caps, plus balanced ventilation that keeps the deck cold under snow.

How a Radium roof replacement works

From the first inspection to the check-up a year later, this is what a Radium roof replacement looks like. Once materials arrive, most homes are finished in a few days, and strata projects are scheduled building by building.

Every Radium quote starts with a hands-on inspection of the roof, chimneys and vents. Our team includes a HAAG® and IICRC® certified inspector, which matters when wind damage goes through insurance.

  1. 01

    Roof inspection

We check the roof covering, flashings, chimneys, vents and roof ventilation, and send you photos of anything that needs attention, even if you are not in town.

  2. 02

    A written quote

Materials, scope and timeline laid out line by line. For strata and commercial properties, each building can be priced separately.

  3. 03

    Installation, done carefully

Bins placed so driveways and parking stay clear, magnetic nail sweeps and a tidy site every day.

  4. 04

    Walkthrough & one-year visit

We walk the finished roof with you, or send you the photos, then come back the next year to check it after its first full winter.

Roof problems we see most in Radium

Wind-lifted and missing shingles

The most common Radium call. Gusts lift shingle tabs along ridges, rakes and exposed slopes, break the seal and blow pieces off. Caught early, it is a repair. Left, it lets water in.

Tired three-tab roofs on older complexes

Many townhome and condo buildings still have their original three-tab shingles, now brittle and losing granules. These are the roofs that fail first in a storm.

Leaks at vents and chimneys

Cracked vent boots and lifted flashing let water in around penetrations. We repair them, and on a roof replacement we replace every boot and re-flash chimneys.

Ice along the eaves and walkways

Snow that melts on a warm roof refreezes at the edge and in clogged eavestroughs, then drips onto walkways and parking. Ventilation, ice and water protection and working eavestroughs fix it.

Leaks nobody notices at second homes

When a condo or cabin sits empty for weeks, a small leak can soak the deck and insulation before anyone sees it. An inspection and photos tell you where the roof stands.

Older metal and log-cabin roofs

Metal roofs from the 1990s and 2000s often have loose fasteners and worn washers, and log homes need careful flashing where the roof meets the logs.

Asphalt & metal

Roof repair and tune-ups in Radium

Not every roof needs replacing. If yours has wind-lifted or missing shingles, a leak or loose metal flashing, we repair it, whether the roof is asphalt or metal. After a big wind we can inspect the roof and send photos, which is also what a strata or an insurance adjuster will want to see. A spring or fall tune-up catches small problems before they reach the deck.

  • Shingle repairs: wind-lifted, cracked or missing shingles and ridge caps
  • Metal roof repairs: loose fasteners, worn washers, seams and flashing
  • Leak tracing around chimneys, skylights, vents and valleys
  • Tune-ups with photos and a written report

Real questions from Radium property owners

Each of these is based on a real request from a Radium-area property owner or strata. We have removed names and addresses.

Strata, wind damage

“The wind blew shingles off the ridge on several of our buildings. Can you check every unit and tell us whether it is a repair or a full replacement?”

Yes. We inspect each building, mark every damaged area and give the strata and the adjuster a written report with photos, then do the repairs or replacement once it is approved.

Strata roofing →
Cabin, metal roof

“Our cabin has a metal roof from around 2000 and we live in Calgary full time. Bats have got in somewhere.”

We inspect the roof, soffit and fascia for the gaps animals use, re-fasten and re-seal the metal, close the openings and send you photos of what we found and fixed.

Roof repair →
Low slope

“We need about 300 square feet of new low-slope roof, but it is more complicated than that.”

Low-slope sections need a membrane system and proper drainage, and where they meet walls and steeper roofs is where they leak. We come out, look at the whole picture and quote it line by line.

Roof repair →
Second home

“We only get to Radium a few times a year. Can you look at the roof without us there?”

Yes. We inspect the roof, send the photos and a written quote, and can schedule the work while you are away.
