Banff roofing contractor for the buildings that make up the town

Most of Banff is condos, apartment blocks, hotels, lodges, staff accommodation and storefronts, so most roofing questions we get from Banff come from property managers, condo boards and business owners. In the 2021 Census, close to 4 in 10 occupied homes in Banff were condos and more than half of the town’s housing was built before 1991, and it shows: concrete tile that is cracking, standing-seam metal with split valleys, tired cedar shakes and eavestroughs that can no longer handle what slides off the roof in spring.

Our Banff work so far includes a leak repair on the metal roof of an apartment building on Banff Avenue, a roof inspection on a 131-unit condo building, and new roofing and eavestroughs on a multi-unit complex. Our crews already work across Calgary, the Bow Valley and the Columbia Valley, so larger projects can be staffed properly. We plan every job here around tight streets, limited parking, guests and the wildlife that walks through town.

Condo, strata and commercial roofing in Banff

Banff buildings need more than a roofer. They need a team that runs projects the way boards and managers do.

A condo board in Banff is usually planning years ahead, working with a reserve fund and answering to owners who may not even live here full time. We work that way too. You get a scope and price for each building, photo reports you can send straight to your board or owners, and a schedule built around residents, guests and deliveries. Our multi-family work in the Rockies includes a 128-unit condominium resort and several townhome and duplex communities. See our strata roofing page.

What condo boards and managers get

Resident-friendly scheduling

Phased building by building, with written notice for residents and guests before work starts.

On-site storage & washrooms

Our own storage and washrooms on site, so nothing depends on your lobby or amenities.

Strata insurance claims

Storm or water damage across several units? We document it with photos and a written report the board can share with its adjuster.

Detailed reports & regular updates

Photo reports per building and regular progress updates, easy to forward to owners who live elsewhere.

Condo & strata roof replacements

Multi-building

Replacing old tile, metal or shake roofs one building at a time, with a scope and price the board can take to a vote.

Property managers

Building-by-building roof assessments that tell you what needs doing now and what can wait, so replacements can be planned into the reserve fund.

Hotels, lodges, staff housing & retail

Roofing, metal repairs, venting and eavestrough and drainage fixes on hotels, lodges, staff accommodation and storefronts, planned around check-ins and business hours.

Your dedicated contact

A direct line to your own contact

Boards and managers get one dedicated person with a direct number to call or text, not a general office line. Use it for anything: a drip after a snowmelt, a resident question or a quick project update.

Roofing and exterior work in Banff

Most of our work here is replacing and repairing roofs on condo, apartment and commercial buildings, with siding, soffit and eavestrough work often added to the same project. Homeowners in Banff and Lake Louise, most living in duplexes, townhomes and older detached homes on park leases, get the same crews, and we also handle detached garages and workshops.

Our specialty

Roof Replacement

Asphalt shingles, metal or rubber shakes. We regularly take off old cedar shakes and 1980s concrete tile and replace them building by building.

Front of a two-storey home with new fibre cement siding and trim

Exteriors

Siding Replacement

Lap siding, fibre cement and metal panels for condo buildings, staff housing, commercial fronts and homes, with house wrap and flashing done properly underneath.

Shingle eave edge with drip edge and eavestrough

Water management

Eavestroughs, Soffit & Fascia

Seamless eavestroughs, oversized downspouts, soffit and fascia for roofs that shed a lot of snow and meltwater, including commercial drainage over entrances and walkways.

Shingle roofs for Banff snow loads

Banff roofs carry snow from November to April, and spring freeze-thaw is hard on any roof installed without the right layers underneath, so every replacement is built from the deck up (see what goes into it below) and finished with Class A fire-rated shingles. Asphalt shingles here usually last around 15 years, and moving an older tile or shake building to shingles takes a lot of weight off the structure. How our roof replacements work.

Malarkey Emerald Pro certified contractor

Malarkey Emerald Pro™ certified contractor

Emerald Pro is Malarkey’s highest contractor certification. It means our installers follow the manufacturer’s full system, which is what makes enhanced warranty coverage possible on eligible buildings.

Architectural shingles

Most popular

A heavier, dimensional shingle and the most common choice when a condo or home moves off tile, shake or an older shingle.

Impact-rated shingles

Heavier and tougher against cracking and scuffing, a sensible upgrade for roofs that see long winters and plenty of foot traffic from service crews.

Designer shingles

Shake- and slate-style profiles for buildings that need to keep a mountain-town look without cedar maintenance.

Rubber shingles & shakes

Impact-resistant

Recycled rubber shakes and slates keep the mountain-town look of cedar or stone, are among the most impact-resistant roofs available, and do not crack or go brittle through long mountain winters.

Repairs & new roofs

Metal roof repair and replacement in Banff

A lot of Banff staff housing, commercial buildings and apartment blocks have standing-seam metal roofs that are now 25 to 30 years old. The panels often have life left in them, but valleys split, fasteners back out and flashings at walls and chimneys let go. We repair those details properly, and when the roof is past saving we quote a new steel roof side by side with shingles. On new metal we plan snow guards over doors, walkways and parking so sliding snow lands where it should. More about metal roofing.

Siding for Banff condos, lodges and homes

Sun at altitude fades and dries siding faster than in the city, and older Banff buildings often have cedar or early vinyl that has cracked, warped or come loose around windows. We replace it over new house wrap, with every window, door and corner flashed first, and we can phase siding on a multi-unit building the same way we phase a roof. Fibre cement is our first recommendation here because it will not burn and keeps its colour. Compare our siding options.

Fibre cement

Our top pick

Non-combustible and stable in cold and heat, with a factory finish that holds up to strong mountain sun. Available as lap, board-and-batten or shingle.

Vinyl

The budget option for rental units and staff housing that need a clean, low-maintenance exterior.

Metal siding

Steel panels for commercial fronts, accent walls and buildings that already have a metal roof.

Leak detection and roof inspections in Banff

On a multi-storey building, a stain on a ceiling can be two floors and twenty feet away from the actual leak. We check the roof, flashings, penetrations, drains and eavestroughs, follow the water back to where it is getting in, and give you a photo report with a clear repair scope, plus notes on the rest of the roof so the board is not surprised next year. Property managers also use us for annual or pre-purchase roof inspections so they know what is coming before it becomes an emergency.

Active leak? Call or send the form and tell us which unit it is showing up in.

What goes into a Banff roof replacement

Replacing a roof on an older building is usually more than swapping one covering for another. These are the four things we look at closely on every project here.

Old roof stripped during a roof replacement, drone view

01

Structure and decking first

Once the old tile, shake or shingles are off, every sheet of decking is checked. Soft or rotted wood is replaced, and roofs that were laid over spaced boards get solid sheathing before anything new goes down.

Townhome strata re-roof with new underlayment going on

02

Protection where water collects

Ice and water membrane at the eaves, through the valleys and around every chimney, skylight and mechanical penetration, so meltwater that backs up in spring stays out of the units below.

Skylight and flashing checked during a roof inspection

03

New flashings, not reused ones

Walls, chimneys, skylights and rooftop vents are where older buildings leak most. We replace boots, vents and flashings as part of the job rather than bending the old metal back into place.

Roof ridge cap and exhaust vent on a suburban home

04

Venting and fastening for wind and snow

Balanced roof ventilation keeps the deck cold so snow does not melt from underneath, and ridge caps, edges and panels are fastened for the wind that funnels through the valley.

How a Banff roofing project works

This is how a project runs, whether it is one condo building, a complex of several, or a single home. Homes usually take a few days once materials arrive; multi-unit work is scheduled one building at a time.

Every assessment is hands-on, on the roof and inside the units where a leak is showing, before any scope is written.

  1. 01

    Assessment & photo report

Our HAAG® certified inspector checks each building, including flashings and drains, and send a report with photos you can share with your board or owners.

  2. 02

    Scope and price per building

A line-by-line quote for every building, with options if the board wants to phase the work over more than one season.

  3. 03

    A planned, tidy site

Notices for residents and guests, material deliveries timed around parking, covered bins and magnetic sweeps every day.

  4. 04

    Walkthrough & one-year visit

A final walkthrough with you or the manager, then a return visit a year later to check the roof after its first winter.

Roof problems we see most in Banff

Original 1980s concrete tile

Some Banff condo buildings still have their first tile roof. Tiles crack and slip, and the underlayment beneath has usually worn out. Replacing the whole system with shingles or metal also lightens the load on the structure.

Aging standing-seam metal

Metal roofs from the 1990s often need their valleys, fasteners and wall flashings redone. Caught early, a repair can add years before a full replacement.

Leaks that travel between units

On multi-storey buildings, water can run along framing and show up far from the source. Tracing it properly saves repeated ceiling repairs.

Worn cedar shakes

Older homes and some lodges still have shake roofs that are split, mossy or thinning. If yours is one of them, the Town of Banff has a Combustible Roof Replacement Incentive you may want to read about. Most owners move to Class A fire-rated asphalt, metal or rubber shakes.

Eavestroughs and drainage over entrances

Snow sliding off steep or metal roofs bends eavestroughs, and poorly placed downspouts leave ice over doors and walkways. Heavier hangers and better drainage layouts fix both.

Ice dams at cold eaves

Heat escaping from below melts snow that refreezes at the edge and pushes water under the roof. Ventilation and ice and water membrane are the long-term answer.

Real questions from Banff property owners and managers

Each of these came from a building or home in Banff or Lake Louise. Names and addresses are removed and the wording is ours, but the questions are real.

Apartment building

“The metal roof on our apartment building is leaking into one of the suites. Can you find where it’s coming from?”

Yes. We check the panels, seams, fasteners and every flashing above and around that suite, find where the water is actually entering, repair it and send you photos of what we found and fixed.

Roof repair →
Condo board

“Our building still has the concrete tile roof it was built with in the early 80s. Is it time to replace it, and what would we replace it with?”

We assess the roof and the structure under it, then tell the board what the building can carry and which replacement makes sense.

Roof replacement →
Property manager

“We manage a large condo building and need a proper roof inspection so we can budget for the next few years.”

We inspect every section of the roof, photograph the condition and give you a report that separates what needs attention now from what can be planned for later, which is what a reserve fund plan needs.

Roof inspection →
Staff housing

“The valleys on our 30-year-old standing-seam roof have split. Can they be repaired or does the whole roof need to go?”

Often the valleys and flashings can be rebuilt and the panels kept. We look at the whole roof and tell you plainly whether a repair will hold.
