The inspection
What we found. Significant granule loss across the roof, with the fiberglass mat starting to show through in places, and shingles beginning to un-tab and lift.
The cause. The wear was consistent with normal aging, not a recent storm. The roof was at or near the end of its expected service life, so we recommended replacement.
Buying time. In the meantime we did a 35-point tune-up: sealing hip and ridge starters, fixing small defects, sealing exposed nails, tapping down pop-ups and sealing lifted shingles, and checking flashings and valleys.
