The inspection
The question. The homeowner wanted to know whether their roof needed to be replaced.
What we found. Very little granule loss across the roof, and about 90% of the shingle tabs still sealed to the shingles below. Some loss of adhesion is normal as a roof ages, and on its own does not mean the whole roof needs replacing.
Our answer. The roof was in relatively good condition for its age, with roughly 8 to 10 years of service life left. That is a condition-based estimate, not a guarantee, and depends on weather and maintenance.
What we recommended. A roof tune-up in about five years, hand-sealing loose tabs and checking flashings, plus a check after any major wind or storm. Replacement can be planned for later.
The report. The homeowner received a written inspection report and a video of the roof.
