The project

The storm. In September 2024 a windstorm tore through the complex: seven multi-family buildings with steep, multi-plane roofs and a lot of valleys. The strata council called us to assess the damage.

The assessment. We went building by building. Shingles had blown off panels across the complex, soffits were torn loose or missing, an eavestrough was left hanging and had to be cut free, and the plywood over several entrances had gone soft. Where damaged panels shared valleys with good ones, the whole slope needed replacing to tie in properly. Each building got its own written estimate for the strata board.

Emergency repairs first. Within two weeks of the storm, our crew made emergency repairs on all seven buildings to keep every unit watertight through the winter while the strata board worked through approvals.

A plan the board could approve. In spring 2025 we gave the strata good, better and best shingle options for every building. The owners chose Malarkey Legacy, and the replacement went ahead building by building through 2025.

Residents at home. Strata roofs get replaced with people living underneath them, so the crews kept work areas contained and tidy and cleaned up at the end of every day.

The roofs. Every roof was stripped to the deck, and the decking was checked and repaired where needed. Each one then got new drip edge, ice and water membrane at the eaves and in the valleys, synthetic underlayment, new Malarkey Legacy shingles, open metal valleys, ridge cap, and new vents and flashings.

Old meets new. Several photos below were taken mid-project, with the old shingles on one slope and the new ones on the other. They show how far the original roofs had faded.

Six nails per shingle. Every full shingle was fastened with six nails instead of the standard four, and Malarkey Smart Start starter went along the rakes, the eaves and both sides of every valley.
