The inspection
The question. Water was leaking through the kitchen ceiling whenever the snow melted. The homeowner had a quote in hand but wanted advice before agreeing to anything.
What we found. The water wasn’t coming through the shingles. It was getting in through broken siding and roofing metal that had lifted where the roof meets the wall, then running down inside to the kitchen ceiling. We also noted a few items the existing quote had left out.
Our answer. Seal the leak points right away, then plan the roof and siding work properly. Inside, only a small ceiling patch was needed.
What we did. We sealed the siding and metal to stop the water, and prepared an estimate with an upgrade to premium Malarkey shingles.
The report. Photos of each leak point, from the roof-to-wall flashing to the siding, so the homeowner could see exactly where the water was getting in.
