The inspection
The question. The homeowner wanted the whole exterior checked, not just the roof: the roof, the siding on every side and the drainage.
What we found. The skylight dome was damaged, which is easy to miss from the ground. The vinyl siding was chipped on several sides of the house, so patching a few pieces wouldn’t have matched.
Our answer. Replace the roof, add the skylight, and replace the siding fully rather than patching it.
What we did. We gave the homeowner a clear cost breakdown for vinyl versus an upgrade to James Hardie fibre cement, so they could choose. The roof was replaced with shingles in Summit Grey.
The report. Photos of the siding, skylight and roof, so nothing was left out of the plan.
