The assessment
The question. The homeowners were planning an addition that would take the roof off and add a second storey. Before that, they wanted to know the condition of the roof, siding and stucco, and whether the exterior could be upgraded at the same time.
What we found. We photographed every slope of the roof, the vents, eavestroughs and fascia, and the vinyl siding and stucco on all sides. The roof showed wear and impact marks from past storms, and the vinyl siding had dents in several places.
The options. Since the roof would be coming off for the addition anyway, the timing made sense to plan the new roof and exterior together. The homeowners were interested in upgrading the vinyl to James Hardie fibre cement, and asked whether the stucco could be covered rather than replaced. We talked through what works over stucco and what doesn’t.
The takeaway. Planning the roof and exterior around an addition saves doing the work twice, and gives the whole house one consistent, finished look.
