The project
The building. A commercial building in downtown High River with a newer SBS torch-on flat roof and an older sloped section in asphalt shingles, managed by a property management company.
The inspection. Our HAAG-certified inspector checked the whole roof in June 2023 and wrote up a report for the property manager. The sloped roof had worn, damaged shingles, and the vents and roof penetrations were in rough shape. The biggest concern was the transition flashing where the flat SBS roof meets the shingles: it had lifted, leaving an easy way in for water. The SBS section itself was in good condition and didn’t need to be touched.
The roof. We stripped the sloped roof, laid new synthetic underlayment, and installed new architectural shingles. Every vent was replaced, every pipe and penetration was properly flashed and sealed, and the SBS-to-shingle transition was flashed again so the two roofs meet cleanly.
Working around tenants. The physiotherapy clinic and salon below stayed open the whole time. We kept access clear, worked tidy, and handed the property manager our proof of insurance and WCB clearance before starting.
Clean-up. We also removed a pallet of old shingles and several rolls of underlayment that had been left on the flat roof, about 1,440 lbs of extra weight.
