The inspection
The question. A property manager looking after a rental home asked us to check the roof after a windstorm, so they could tell the owner what needed to happen.
What we found. Wind had torn off several sections of shingles, leaving the wood roof deck exposed to the weather. We checked every slope, the vents and the ridges so the owner knew whether the damage was limited to those spots or a sign of a tired roof.
Our answer. Exposed decking needs to be covered quickly to keep water out, and blow-offs on an older roof are often a sign the shingles are losing their seal.
What we did. We sent the property manager a photo report for the owner, along with written roof replacement estimates in three shingle options: BP Mystique, Owens Corning Duration and Malarkey Legacy.
The report. Clear photos of each blown-off section and the rest of the roof, so an owner who doesn’t live nearby could see exactly what we saw.
